About
Mosaic Condos is a 20-storey, 216-unit building with a precast concrete and glass exterior. It is located at 736 Spadina Avenue, on the south-west corner of Bloor and Spadina. The building contains 1 and 2+ bedroom units ranging in size from 600-1200 square feet.
In the heart of the Annex, Mosaic Condos is steps from the Spadina subway station (serving both Lines 1 and 2), a public library branch, and Alliance Française. Grocery stores, shopping, and many restaurants abound nearby. Next door is the Miles Nadel Jewish Community Centre, with a salt-water pool, full gym, and a wide variety of alternative schools, cultural, and athletic programs. . Within walking distance are the Art Gallery of Ontario, upscale shopping along Bloor and in Yorkville, major hospitals, Kensington Market and Chinatown areas. A large variety of music is on offer at Trinity-St. Paul’s Church (world famous Tafelmusik and Toronto Consort), Koerner Hall (at the RCM), and Lee’s Palace.
Mosaic Condos offers a number of amenities available to all residents. (Some of these can be reserved in advance; residents should read the “Amenities” page in the “For Residents” section for information on how to reserve and costs). Each resident is provided with access to the following amenities:

On the First Floor
Party Room
The first-floor party room is actually two rooms sharing a common entry, thus providing a variety of flexible seating and table arrangements. There is a kitchenette and washroom.
Terrace
The terrace is adjacent to the party room. In summer, there is a water feature and patio seating.
Bike Storage (indoor and outdoor)
Limited space to lock bicycles is provided in this secure room by the rear entrance to the building. Access to the room is by your registered entry fob from outside and by a key from the rear corridor. Storage in the bicycle room is on a first-come, first-served basis. Residents may also store their bicycles in their storage lockers, or arrange for bicycle storage in their garage parking space.
There are also racks by the rear entrance to which you or your guests may lock your bicycles. Note that this space is exterior, although it is somewhat protected from weather by the overhang. All residents should register their bikes with Security, as the area is checked periodically and unregistered bikes are removed (this is a facility meant for the Mosaic, not for the general public).
On the Third Floor
Exercise Room
The Exercise Room on the 3rd floor. The room is equipped with three cardio machines (treadmill, elliptical, and stationary bike), set of free weights, mats, and television. Please keep the noise in the Exercise Room to a minimum so as not to disturb other residents (e.g., do not drop weights; keep TV volume moderate).
Adjacent to the Exercise Room, the Yoga Room may be used for yoga, exercise, supervised play space for youngsters, and other uses.
Dining Room
The Dining/Meeting Room can be reserved for larger dinners with family and friends, or meetings with colleagues. The room contains a kitchenette with refrigerator, microwave, and dishwasher, a dining table and chairs for eight, and additional upholstered seating.
Media Room
The media room contains a large flat-screen television and DVD player, and comfortable seating for eight. This room can be reserved reserved in advance through the concierge, and does not require a security deposit.
Billiards Room
This room contains two pool tables, and a separated space for playing cards or holding small meetings. This room can be reserved reserved in advance through the concierge, and does not require a security deposit.
Guest Suites
The Mosaic has two Guest Suites available for reservation by residents. One room has a queen-size bed, the other has two double-size beds. Both have full bathrooms and are furnished with a small refrigerator (but no cooking facilities). Guests are welcome to use the building’s recreational facilities when accompanied by their resident host. Visitor parking is available on a first-come, first-served basis and cannot be guaranteed.
On the Roof Top
Rooftop Terrace
Open from spring to fall, morning to late evening, the terrace offers 360° views of the city.
There are two gas barbeques available for use by residents, along with a large picnic table. There is also a separate seating area. These spaces are available on a first-come, first-serve basis.
